Luxury Condo Sales in Scottsdale and Phoenix – July 2023
Sales tapered off in July, but we did still see some contract activity in the Scottsdale and Phoenix luxury condo market.
This analysis examines the luxury condo market within Scottsdale and Phoenix. To be included, the homes had to be listed for $1 million or more.

ACTIVE LISTINGS AT THE END OF JULY
Active listings fell from 47 at the end of June to 41 at the end of July. The vast majority of them, 37, were located in Scottsdale.
The most and least expensive luxury condos on the market remained the same as what we saw in June. Coming out at the top in terms of pricing was a home within ICON at Silverleaf. This spacious condo comes with 5,534 square feet, five bedrooms and five and one-half bathrooms.
The Reserve in Scottsdale had the least expensive luxury condo. It has two bedrooms, two and one-half bathrooms and 2,179 square feet. It was listed for $1,075,000.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were no UCB contracts in the pipeline at the end of the month for Phoenix. All of the activity was in Scottsdale.

- Optima Kierland – Three bedrooms and bathrooms, 1,365 square feet. Asking price was $1,397,000.
- Hotel Valley Ho – Penthouse with two bedrooms, three bathrooms and 1,733 square feet. Asking price was $1,495,000.
- Seven at Desert Mountain – Three bedrooms, three and one-half bathrooms, 2,716 square feet. Asking price was $2,000,000.
- Optima Camelview – Three bedrooms, two bathrooms, 2,094 square feet. Asking price was $2,100,000.
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
By the end of July, Scottsdale had added an additional two pending sales to the pipeline, closing out the month at 72. Almost all of the pending sales are located in communities that are being built out.

There were only five sales completed in July and all of them were located in Scottsdale.

- Optima Camelview – Two bedrooms and bathrooms, 1,387 square feet. Asking price was $1,495,000 and it sold for $1,425,000.
- Safari Drive – Three bedrooms and bathrooms, 2,056 square feet. Asking price was $1,099,500 and it sold for $985,000.
- Scottsdale Waterfront Residences – Three bedrooms, three and one-half bathrooms, 2,503 square feet. Asking price was $2,750,000 and it sold for $2,700,000.

- Two bedrooms, two and one-half bathrooms, 2,639 square feet. Asking price was $1,271,450 and it sold for $1,416,714.
