– Scottsdale Luxury Home Market Performance for June 2023 –
We saw things quiet down a little bit in June due to seasonality and people taking their homes off of the market, but there was still some good momentum.
This report reviews the performance of the luxury home market in Scottsdale. To break the data down further, we separated the activity into four different price ranges.
– JUNE 2023 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999
– Active Scottsdale Homes on the Market: The number of homes for sale continues to fall in this price point. This is the lowest we have seen in the past year.
– UCB Scottsdale Home Sales: The number of UCB contracts was up slightly over May, closing out with 44. This is ahead of the 12 month average of 36.
– Pending Scottsdale Home Sales: Pending sales activity fell for the second month in a row.
– Scottsdale Homes Sold: After an insane sales month in May, home sales fell in June. However, it was still the third highest sales month in the past year.
– Sales Price to Listed Price: 96.5%- On average, buyers saw a discount of 3.5% off of list price.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999
– Active Scottsdale Homes on the Market: The number of homes for sale fell to under one hundred by the end of the month. This is the lowest it has been in the past year.
– UCB Scottsdale Home Sales: The number of UCBs fell in June to close out the month at 17.
– Pending Scottsdale Home Sales: Pending home sales fell when compared to May, but still turned in a decent performance.
– Scottsdale Homes Sold: The number of sales in June stayed above the 50 mark, making it the second highest performing month in the past year.
– Sales Price to Listed Price: 96.5% – On average, buyers saw a discount of 3.5% off of list price.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999
– Active Scottsdale Homes on the Market: Inventory continued to decrease in this price point.
– UCB Scottsdale Home Sales: UCB contracts were down slightly, but still came in higher than the 12 month average.
– Pending Scottsdale Home Sales: Pending sales also were down compared to May, but still turned in a decent performance.
Scottsdale Homes Sold: Home sales hit their highest level in the past year in June. There were an impressive forty-six sales.
– Sales Price to Listed Price: 96.4% – On average, buyers saw a discount of 3.6% off of list price.
Scottsdale Homes Priced $3,000,000+
– Active Scottsdale Homes on the Market: The number of homes on the market dropped well below two hundred after several months above that level.
– UCB Scottsdale Home Sales: UCB contracts fell quite a bit in June, closing out at sixteen.
– Pending Scottsdale Home Sales: Pending sales activity in May was off the charts. In June, pending sales returned to levels we tend to see more frequently.
– Scottsdale Homes Sold: Due to strong pending activity in May, June had an excellent sales month and posted the highest number of sales that we have seen in the past year.
– Sales Price to Listed Price: 96.9% – On average, buyers saw a discount of 3.1% off of list price.
