November was a very strong sales month for luxury condos in Scottsdale and Phoenix.
To be included in this report, only condo units with a list price of $1 million or more are analyzed.

ACTIVE LISTINGS AT THE END OF NOVEMBER
Inventory fell by one to close out the month with forty-one luxury units for sale. Thirty-two of them were located in Scottsdale and the remaining nine were located in Phoenix.
The most expensive condo for sale is new to the market and it has the highest asking price I have seen. This penthouse unit with four bedrooms, four and one-half bathrooms and 6,288 square feet is located in the luxurious ICON community in Silverleaf. The list price for this unit was $6,850,000.
The least expensive luxury condo on the market was located in The Reserve in Scottsdale. It has three bedrooms and bathrooms and 1,019 square feet. It was listed for $1,026,500.
UCB* LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were fourteen UCB contracts at the end of the month. This is a huge jump from the three UCB contracts at the end of October. Ten of the fourteen were located in Scottsdale.
UCB Condos in Scottsdale
- SOHO Condominiums – Three bedrooms, two and one-half bathrooms, 2,365 square feet. Asking price was $1,250,000.
- $1,300,000 and it sold for list price.
- Scottsdale Waterfront Residences
- Two bedrooms, two and one-half bathrooms, 1,611 square feet. Asking price was $1,365,000.
- Two bedrooms and bathrooms, 2,265 square feet. Asking price was $1,530,000.
- Optima Kierland
- Two bedrooms, two and one-half bathrooms, 1,579 square feet. Asking price was $1,197,500.
- Two bedrooms and bathrooms, 1,511 square feet. Asking price was $1,800,000.
- Four bedrooms, three bathrooms, 2,619 square feet. Asking price was $2,495,000.
- Four bedrooms, three bathrooms, 2,433 square feet. Asking price was $2,749,000.
- Three bedrooms, three and one-half bathrooms, 2,839 square feet. Asking price was $2,800,000.
- Optima Camelview – Three bedrooms and two and one-half bathrooms, 2,487 square feet. Asking price was $2,500,000.

- One Lexington – Two bedrooms, two and one-half bathrooms, 2,288 square feet. Asking price was $1,295,000.
- The Residences at 2211 Camelback
- Three bedrooms and bathrooms, 3,000 square feet. Asking price was $1,545,000.
- Three bedrooms and bathrooms, 2,875 square feet. Asking price was $1,888,000.
- Two Biltmore Estates – Three bedrooms, three and one-half bathrooms, 3,860 square feet. Asking price was $2,795,000.
PENDING LUXURY CONDO SALES IN SCOTTSDALE AND PHOENIX
There were a whopping twenty-five pending sales at the end of November! Twenty-one of them were in Scottsdale and many of these were in the Seven community of Desert Mountain which is currently under development.
