April was another great sales month, but we did see the impact of low inventory on pending sales. The good news is that inventory did go up slightly.

Scottsdale Active Listings
We are still in dire need of new listings, but things did improve slightly on the inventory front between March and April.
April ended with 546 homes actively for sale. To put it in perspective, this figure is 182% lower than it was in April 2020.
Median List Price for Scottsdale Homes
The median list price tells you the midpoint of the listing prices of homes. One half is higher priced and one half is lower priced.
In April, the median list price of homes in Scottsdale was $1.5 million. This was on par with March 2021’s $1.5 million. And as we have been seeing for a while, it was quite a bit higher than the median list price at the same time last year, which was under $1 million.
Days on Market
Now we will look at how quickly homes are selling – which is very fast right now! The Day on Market measurement shows you the rate at which homes are closing. You may also hear it called DOM.
The DOM for Scottsdale was 37 days. This is the lowest I have ever seen this figure! Last year it came in at 83 days, a 55% decrease in one year.
Median Sales Price for Scottsdale Homes
We saw the median list price above and here is the median sales price.
April’s median sale price was $875K. This is where it landed in March as well. Both months well overperformed April 2020, which came in at $710K.
Number of Homes Sold
Now we will examine home sales in April compared to the previous month and the previous year.
648 homes sold in April, which is incredibly high. In April 2020, only 334 homes sold. But to put this in perspective, April 2020 was the beginning of the pandemic and real estate slowed quite a bit during that month.
On a month-over-month basis, April performed as well as March 2021, with over 640 sales. I remember the first time I saw more than 500 sales a month and was impressed, so 640+ is quite an impressive performance.
