Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of September.
Scottsdale Active Listings
The inventory of homes for sale at the end of September was actually 1,261. This is down slightly from 1,288 at the end of August and level with the same time period last year.
Median List Price for Scottsdale Homes
The median represents the exact middle value of home list prices. One-half of the homes will be priced higher and one-half will be priced lower.
In September, this figure came in a little bit over $1 million. This is up over both August 2019 and September 2018.
Days on Market
The DOM or Days on Market is a measure to see the pace of how quickly or slowly homes are selling in a market. If the number is low, it indicates a “hotter” market and if the number is high, the market is moving more slowly.
In Scottsdale in September, the DOM was 81. This is a significant decrease from the same time last year, which means homes are selling faster.
Median Sales Price for Scottsdale Homes
We saw the median list price before and now we will examine the median sale price in September.
The median sale price was $584,000. This comes in slightly higher than September 2018’s $580,000, but is slightly behind August 2019’s median sales price of $585,000.
Number of Homes Sold
Now we will take a look at home sales on a year-over-year basis as well as a month-over-month basis.
Sales were up 26% between September 2018 and September 2019. This is significant as this time of year tends to be a seasonally slow period.
Sales did fall between August and September though.
