Here is a one-minute video overview of the Scottsdale, Arizona real estate market for the month of April.
Scottsdale Active Listings
This first image looks at the number of homes that were for sale in April. Unfortunately, the data for this slide is incorrect. The number of active listings fell 5.97% between April 2018 and April 2019. The number of active listings was also down 4.76% between March 2019 and April 2019.
Median List Price for Scottsdale Homes
The median list price tells us the exact midpoint of the prices of homes for sale. Half of the homes are priced higher and half are priced lower.
Scottsdale’s median list price in April was $913,000. This is up from April 2018’s $895,000 and up from March 2019’s $896,000.
Days on Market
Days on Market often appears as DOM. DOM measures how quickly homes are selling in a given market. A high DOM means it is taking longer for homes to sell and conversely, a low DOM means homes are selling quickly.
In April, Scottsdale’s DOM was 95. This is up 7% from the same time last year.
Median Sales Price for Scottsdale Homes
Now we will take a look at the median sales price.
Scottsdale’s median sales price in April was $625,000. This is up over April 2018’s $575,000 and March 2019’s $590,000.
Number of Homes Sold
This last section covers home sales. Sales were up 1% compared to the same time last year.
And, sales were up 16% between March and April of this year, continuing the momentum from the high season.
