Scottsdale Active Listings
This first image shows the inventory of homes for sale at the end of November 2018 and November 2017. Inventory year-over-year was down 16%.
This next image is also about homes for sale, but here it is comparing the end of November with the end of the previous month. Inventory stayed level over the two months.
Median List Price for Scottsdale Homes
The median gives you a midpoint where half of all homes are priced higher and half are priced lower.
In November 2018, the median list price in Scottsdale was $898,000. This was an increase over November 2017’s $850,000.
Days on Market
Days on Market (often shown as DOM) is a popular and quick way to get a sense of how the market is performing. A high DOM indicates homes are selling more slowly and a low DOM means homes are selling at a brisk pace.
The Days on Market for Scottsdale in November was 92. This is up 5% from the same time period last year.
Median Sales Price for Scottsdale Homes
Just like the median listing price we saw above, we now have the median sales prices of homes.
The median sales price in November 2018 was $611,500. This is up quite a bit from the November 2017’s median sales price of $536,400 and October 2018’s median sales price of $570,000.
Number of Homes Sold
This final section covers homes that sold in Scottsdale.
The first image is a year-over-year comparison. The number of homes that sold declined by 8%.
This second image is a month-over-month comparison.
Sales were down here too, closing out at 9% lower than the end of October.
