– About The Boulders –
The Boulders is known for its striking rock outcroppings that dot the landscape of this upscale golf community in North Scottsdale and Carefree. Homes dot the two golf courses and desert landscape and many homes have stunning views of Black Mountain.
A variety of home styles are represented from “lock and leave” casitas up to stunning custom territorial and contemporary homes.
The Boulders has two golf courses designed by Jay Morrish and is home to a world-famous resort with a top-of-the-line spa.
THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF 08/23/2018
There are only 22 homes for sale in The Boulders. Asking prices range from $595,000 for a 1,631 square foot casita up to $2,175,000 for a 7,303 square foot custom home.
Four homes were in UCB (Under Contract Backups) status as of the date of this report. UCB means a contract is in place, but that the seller is still actively looking for backup offers. The prices for these homes range from $689,000 (2,169 square feet) to $1,279,000 (4,115 square feet).
Ad of August 23rd, there were no pending sales in The Boulders.
THE BOULDERS 2018 HOME SALES
This next section covers 2018 home sales activity by quarter. As we are partially through Q3, the results at year-to-date.
Typically, the sales pattern in Scottsdale and Carefree starts with strong Q1 and an even stronger Q2, before quieting down in Q3. However, in The Boulders, sales in Q1 slightly outpaced Q2. We are seeing the dropoff in Q3, but with four homes in UCB status, Q3 may turn in similar results.
Buyers on average saw the highest discounts off of asking price in Q1. The sales price to list price was 90.4%, which means the average percentage off of asking price was almost 10%.
The average sold price per square foot was up about $30 per foot in Q2. Otherwise, it has been hovering in the $263 per square foot range.
The highest priced home sale in 2018 so far was $2,185,000. This was for a three bedroom, three and one-half bathroom home with 4,613 square feet. It had been on the market for $2,395,000.
The lowest priced home sale was for a three bedroom, two bathroom home with 2,536 square feet. It had been listed for $490,000 and sold for $450,000.
