Desert Mountain is a top luxury golf community located in Scottsdale, Arizona. It is home to six Jack Nicklaus courses, six clubhouses, a vibrant social scene and a new fitness center and spa. There is a seventh golf course with adjacent homes currently underway. This course will be called Seven, in honor of being the 7th golf course.
Desert Mountain offers many different home types, styles and sizes. For folks looking for a smaller footprint or a convenient “lock and leave” vacation home, there are many two and three bedroom casita floorplans. From there, Desert Mountain offers everything up to 10,000+ estates on acreage that have sweeping views of the Valley.

ACTIVE AND PENDING SALES IN DESERT MOUNTAIN – AS OF AUGUST 22, 2018
This first part covers homes currently for sale and those that are under contract.
The most expensive home on the market is an estate with 11,250 square feet. It is listed for $12,500,000.
The least expensive home on the market is a casita with 1,836 square feet. It is listed for $555,000.
There are eighteen homes under contract. Ten of them are UCB (under contract, but accepting backup offers) and the remaining eight are in pending status.
DESERT MOUNTAIN HOME SALES FOR 2018 – THROUGH 8/22/18
This next section looks at actual home sales this year through August 22, 2018.
The sales trend at Desert Mountain we are seeing is pretty common in the Scottsdale market. Q1 starts off solid and then Q2 is the best performer of the year. Q3 is when we see things start to pull back due to seasonality.
Q1 2018 started off the year with a solid 45 sales. (In comparison, there were 31 home sales in Q1 of 2017.)
Q2 kept the strong sales going, closing out with 54 sales. (There were 44 sales in Q2 2017.)
Sales in Q3 are down quite a bit, but we still have over a month to go. So far this quarter, there have been sixteen home sales.
Average sold price per square foot for homes ranged between a little over $329 to just under $348. The average sales price to list price for 2018 so far is coming in at 92.1%. If you look at this from a buyer’s perspective, buyers on average saw a 7.9% discount off of list prices.
The most expensive sale of 2018 to-date closed at $5,250,000. This was for an 11,625 square foot estate on two acres. It had seven bedrooms and eight and one-half bathrooms.
The least expensive sale to-date was $475,000. It was a two bedroom Sonoran cottage with 1,836 square feet, two bedrooms and two and one-half bathrooms.
