April was another great month for Scottsdale home sales. It was a slightly slower than March, but put in a great showing.

APRIL 2017 RESULTS
- Scottsdale Homes for Sale: After two strong sales months and the slowing down of the high season, inventory fell 4.3% to 2,300 at the end of the month.
- UCB (Under contract, accepting backup offers): This newly included category, for homes under contract but looking for backup offers, was up slightly at the end of April to 354.
- Pending Homes Sales in Scottsdale: After a large jump in pending sales between February and March, we ended April up slightly higher than March at 364.
- Scottsdale Home Sales: April was another very strong sales month for Scottsdale. There were 480 sales, about what we saw this time last year.
This next section has two more metrics related to the Scottsdale housing market.
The first metric looks at each category’s performance on a month-over-month basis. So, looking at the sold data, you can see sales were down 7.2% between March and April after a 40%+ increase between February and March.
The next metric looks at home pricing in Scottsdale and how much homes are being sold for relative to the price they were on the market for. In April, homes in Scottsdale on average sold for 95.7% of their asking prices. And if you are looking at it from a buyer’s perspective, buyers saw a 4.3% average discount off of asking prices in April.
I anticipate May to be another good month for the Scottsdale real estate market based on pending numbers and seasonality.
