Scottsdale, Arizona, known for its amazing weather and outdoor pursuits, had a very good real estate year in 2016.
The City of Scottsdale is long and narrow and encompasses many different lifestyles and housing options. To the north, you tend to see more desert landscaping, golf communities and horse properties.
As you head south, housing becomes a little more dense, but you still have golf course living and there are several communities developed around lakes with lots of greenbelts.
Downtown Scottsdale and Old Town Scottsdale are the places to be if you are looking for lots of dining, entertainment and shopping options. Here, you have more condo living than you see in the other parts of town as much of the development in this area is going vertical.
This analysis will take a look at the home sales activity for single-family homes in Scottsdale over each quarter of 2016.
Scottsdale Homes for Sale as of January 1, 2017
As the new year started, the most expensive property on the market was an incredible 20,000+ square foot estate in the luxury community of Silverleaf. This home was listed for $19,950,000.
The least expensive home on the market was listed for $178,900. This was a four bedroom, two bathroom, 1,470 square foot home in South Scottsdale. It has since gone under contract.
Scottsdale 2016 Home Sales
This next section looks at home sales on a quarterly basis and then the full year’s results.
Typically, we see a jump in home sales in Q2 and 2016 was no different. But what is standing out to me is that all of the other metrics remained more or less level throughout the year. There was not a lot of change in the cost per square foot or home sizes.
In past years, we have seen some trends emerge, like cost per square foot increasing over the course of the year.
Overall, Scottsdale had a robust sales year. I look forward to seeing what 2017 brings.
