December can be a slow month on the sales side of things, but we actually saw a decent month for Scottsdale home sales.
SCOTTSDALE HOME SALES ACTIVITY – DECEMBER 2016

DECEMBER 2016 RESULTS
- Scottsdale Homes for Sale: As we see every year, inventory dropped at the end of December as many home listings expire on December 31st. We ended the month with a 5% drop in homes on the market.
- Pending Homes Sales in Scottsdale: Pending home sales were low, at 224, but again this is something we see annually as people tend to take a break in house hunting over the holidays.
- Scottsdale Home Sales: Sales had a nice month. There were 397 sales, which was up 7% over November.
This next information looks at two other components of the Scottsdale real estate market.
On the top is a comparison of how homes on the market, pending sales and sales did with respect to the previous month. For example, pending sales were down 10.4% between the end of November and the end of December.
On the bottom, we are looking at sales prices. This measurement called ‘sales price to list price’ compares the selling prices of homes to the prices they had been on the market for. In December, homes sold for 97.1% of list price. And if you look at it from the buyers’ perspective, buyers saw an average of 2.9% off of list price.
