Here is a one minute video overview of the Scottsdale, Arizona real estate market for the month of October.
Active Listings
This first image shows the number of homes for sale at the end of October as compared to the same time in 2015.
Inventory from 2015 to 2016 was level. However, the number of homes for sale were up 7% between the end of September and October.
Median Listing Price
This next image portrays the median list price. The median is the exact middle of prices, so half of the homes were less expensive and half were more expensive.
October’s median list price was $825,000. This is up $50,000 from October 2015’s $775,000.
Days on Market
Days on Market (DOM) is a measurement that tells you how quickly, or not, homes are selling in a given market.
Days on Market came in at 97 in October. This is down 9% from October 2015’s 107 days.
Median Sales Price for Scottsdale Homes
This next image is median sales price. Just like the median asking price, half of all homes sold for more and half sold for less.
October’s median sales price was just over $480,000. This is up from October 2015’s $460,000, but down compared to September 2016’s $494,500.
Number of Homes Sold
These last two charts show home sales in October.
This first image looks at home sales in October 2015 as compared to October 2016. Sales came in at 391, which is 4% greater than last year.
This next image looks at home sales in September and October of 2016. Sales were down to 391 in October, a 5% decrease.
