Here is quick overview of the Scottsdale, Arizona real estate market for the month of November.
Active Listings
Here is a look at the number of homes for sale in Scottsdale compared to the previous year and the previous month.
Comparing 2014 to 2015, the inventory of homes on the market was down by 8%. But if you look at the same comparison between the end of October and November, the number of homes on the market was level at over 2,100.
Median Listing Price
The median list price in November came in at just under $840,000.
This is up quite a bit from November 2014’s median list price of $722,000.
Days on Market
This next section looks at an average of how long it took homes on the market to sell. In November 2015, the average days on market was 97.
This is down from November 2014’s 107 days on market.
Median Sales Price for Scottsdale Homes
Now we will take a look at the median sales price for Scottsdale homes in November. The median sales price of Scottsdale homes was over $485,000.
This is above both November 2014’s $445,000 median sales price and October 2015’s median sales price of $460,000.
Number of Homes Sold
The final section of this analysis covers home sales.
November home sales came in at 298. This is up 14% over November 2014’s 262 sales.
But, when we take a look at the same data comparing October 2015 to November 2015, home sales were actually down 21%.
This is somewhat attributed to seasonality as our market slows down as we approach the end of the year as well as a very strong sales month in October.
