– Scottsdale Homes for Sale and Home Sales in October 2015 –
Scottsdale’s real estate market in October slowed in terms of sales and pendings, but there was a marked increase in homes coming onto the market.
SCOTTSDALE HOME SALES ACTIVITY – OCTOBER 2015
Below is a graphic that illustrates the previous 12 months of sales activity in Scottsdale. It charts three different sales statuses.

OCTOBER 2015 RESULTS
- Scottsdale Homes for Sale: We saw a 14% increase in homes on the market compared to September. This is attributed to homeowners putting their homes back onto the market
- Pending Homes Sales in Scottsdale: Pending sales dipped again to the third lowest we have seen in the past 12 months. However, this is not uncommon at this time of year.
- October Home Sales in Scottsdale: Sales fell a little bit to 372 in October. Again, I would attribute this to seasonality.
The chart below has two more indicators for the Scottsdale real estate market.
The top section covers the change in each of the categories when compared with the previous month. As you can see, pendings and sales were both down in the over 6% range between September and October.
The bottom section takes a look at what homes sold for versus their list prices at the time they went under contract. This has held pretty steady throughout the year. And, in October, buyers on average saw a 4.5% discount off of asking prices.
Overall it was a seasonally lackluster month for Scottsdale home sales. Inventory saw a 14% jump and pendings and sales were lower.
