Here is quick overview of the Scottsdale, Arizona real estate market for the month of October.
Active Listings
Looking at 2014 and 2015 in this chart, you can see that the inventory of homes for sale was down 10% from a year earlier.
However, between the end of last month and the end of October, inventory jumped 10%.
As we are moving into the high season, we are seeing more people put their homes onto the market.
Median Listing Price
October’s median list price for homes on the market was $815,000 in October,
Like we have seen the past several months, this is quite a bit more than October 2014’s median list price of $699,000.
Days on Market
Days on market takes a look at how many days on average a home takes to sell. It is a good indicator to test whether a market is ‘hot’ or not. Low days on market signifies a stronger market and a high days on market means sales are slower.
The days on market for October 2015 was 106 days. This is up 4% from this time last year.
Median Sales Price for Scottsdale Homes
This section looks at what homes have sold for in Scottsdale.
In October, the median list price was $460,000. This is down both from one year earlier ($466,000) as well as the previous month ($482,500).
Number of Homes Sold
This last section looks at the number of homes that sold.
In October, Scottsdale had 375 home sales. This represents a 10% increase over October 2014.
This next chart compares home sales in September and October 2015. Sales were down 6% when you compare the two months.
October’s results solid for this seasonally slow time of year. Inventory is on the rise, so we will need to have corresponding demand to keep the market moving.
