The September real estate market showed mixed results in September. Inventory was up as were sales.

SEPTEMBER 2015 RESULTS
- Active Scottsdale Homes for Sale: I had anticipated that inventory would drop or stay flat in September due to seasonality, but we actually saw the number of homes for sale increase by over 100 units.
- Pending Homes Sales in Scottsdale: Pending sales were down at the end of September to 277. This is the lowest we have seen pendings since the beginning of the year, but as this is typically a slow time of year, it is not too concerning.
- September Home Sales in Scottsdale: Sales were up 6.4% over August to just under 400. This was positive to see.
This next set of information covers two more items related to the Scottsdale real estate market.
The top section is a look at how things are changing month over month. As you can see, the inventory of active homes was up 6.1% over August, while pending sales were down 8%.
The lower section is a comparison of how much homes sold for relative to their asking prices. So in September, homebuyers on average saw a 3.7% discount off list prices.
Scottsdale’s real estate sales activity was mixed in September. I was surprised to see inventory increase, but actual sales activity was solid.
