– Scottsdale AZ Luxury Home Market Performance for August 2015 –
Scottsdale luxury home sales were quiet but solid during the month of August.
This report looks at Scottsdale homes with asking prices over $1 million. To see more detailed information, four unique price bands are being tracked.
In each price band, you will find the following sales data:
Active – The number of homes for sale at the end of the month.
Pending – The number of pending sales at the end of the month.
Sold – The number of homes sales over the course of the month.
– August 2015 –
Scottsdale Homes Priced Between $1,000,000 – $1,499,999
– Active Scottsdale Homes on the Market: Inventory was level between July and August, but still below the 12 month average.
– Pending Scottsdale Home Sales: Pending sales were up in August and pulled ahead of the 12 month average of 24.
– Scottsdale Homes Sold: Twenty-two homes sold in August, an 83% increase over July.
– Sales Price to Listed Price: 94.0% – This is about where we have been seeing this figure for most of the year.
Scottsdale Homes Priced Between $1,500,000 – $1,999,999
– Active Scottsdale Homes on the Market: The number of homes for sale in this price point declined for the fifth month to 125.
– Pending Scottsdale Home Sales: Pending sales were the lowest we have seen in 2015 at 10.
– Scottsdale Homes Sold: Eleven homes sold in August, which was a nice rebound over July and is on track with the 12 month average.
– Sales Price to Listed Price: 94.8% – This is pretty on par for the price range.
Scottsdale Homes Priced Between $2,000,000 – $2,999,999
– Active Scottsdale Homes on the Market: Inventory was down to 119 at the end of August, well below the 12 month average.
– Pending Scottsdale Home Sales: Pending sales stayed the same at five, posting two months in a row of low figures.
– Scottsdale Homes Sold: Five homes sold in August, an improvement over July, but still the second slowest month of the past 12 months.
– Sales Price to Listed Price: 93.4% – This is about where we figure.
Scottsdale Homes Priced $3,000,000+
– Active Scottsdale Homes on the Market: Inventory actually increased in this price range at the end of August.
– Pending Scottsdale Home Sales: Pending sales were level at five, just below the 12 month average of six.
– Scottsdale Homes Sold: No homes sold for over $3,000,000 in August.
– Sales Price to Listed Price: N/A
August was a decent month for luxury home sales in Scottsdale. Although we are in the middle of our seasonal slowdown, some of the price segments saw some nice improvements.
