– Troon North in Scottsdale, Arizona- 2014 Real Estate Market Update –
Troon North is a collection of various neighborhoods in around the Troon North Golf Club in North Scottsdale.
Housing options in Troon North are varied. You can choose from condos near the course all the way up to custom homes on larger lots. The terrain is hilly and many homes have excellent views of the mountains to the north and Pinnacle Peak to the south.
Troon North is home to the world-renowned Troon North Golf Club which features two challenging courses, Monument and Pinnacle, designed by Tom Weiskopf.
HOMES FOR SALE AND PENDING SALES IN TROON NORTH AS OF 6/16/2014
As of mid-June, there were 37 single family homes for sale in Troon North. They ranged in price from $325,000 for a 1,604 square foot home to $2,500,000 for a custom home with 5,896 square feet.
As far as pending sales, there were five homes under contract. The prices for these ranged from $475,000 to $1,225,000.
2014 HOME SALES IN TROON NORTH THROUGH JUNE 16th
Typically, you see a seasonal surge in sales in Scottsdale between Q1 and Q2. However, for Troon North, this is not the case. Sales have remained level over the two quarters.
Another item of note is average price per square foot dropped, where we have seen it increase almost everywhere else. However, I would attribute this to the relatively low number of sales and the presence of the $2.5 million sale in Q1.
Overall, single family homes sales in Troon North have been steady throughout 2014 to date.
