– Estancia in Scottsdale, Arizona- 2014 Real Estate Market Update –
Without a doubt, Estancia is one of Scottsdale’s top luxury golf communities. It is a very elegant community to the north of Pinnacle Peak and many of the estates and homesites have incredible mountain and valley views.
While most of the homes in Estancia are custom estates and homes, there is a collection of elegant villas in the La Scala section, located close to the Estancia clubhouse.
While membership is optional for residents, most homeowners opt to join the private Estancia Club. The club features an 18-hole course designed by Tom Fazio and you will find casual and upscale dining in the luxurious clubhouse, along with a pro shop, fitness center, locker rooms and pool area.
HOMES FOR SALE AND PENDING SALES IN ESTANCIA AS OF 6/16/2014
At the middle of June, there were 27 homes for sale in Estancia. They ranged in price from $999,950 for a La Scala villa to $7,7995,000 for a 9,315 square foot custom estate.
As of the 16th, there was a single pending sale in Estancia. This home had been listed for $5,995,000 and had 8,445 square feet and five bedrooms and bathrooms.
2014 HOME SALES IN ESTANCIA THROUGH JUNE 16th
Home sales have been pretty level this year so far, although there was an additional sale in Q2 to-date. Where in most other places, we have been seeing the average price increase and the average discount off of asking shrink, we are not seeing that in Estancia. One thing that is skewiing the data a little bit though is the low number of sales and the home that sold in excess of $6 million in Q1.
Although sales have been relatively stable this year so far, the volume of sales is respectable, especially at the luxury price points these homes command.
