– Scottsdale Homes for Sale and Home Sales in April 2014 –
There was some really positive activity in the Scottsdale real estate market in April. Inventory was down a little and we saw strong sales and pending activity.
SCOTTSDALE HOME SALES ACTIVITY – APRIL 2014
Below is a chart that tracks real estate activity in Scottsdale over the previous year. You will find information related to homes for sale, pending sales, well as actual home sales.

- Active Scottsdale Homes for Sale: We finally saw a decrease in the number of homes on the market. At the end of April, the figure had dipped 1.2% over March to 2,372. However, this is still well above the 12 month average of 1,860 listed homes.
- Pending Homes Sales in Scottsdale: Pending sales were down very slightly in April over March. But this was still the second highest level we have seen since last summer. The 12 month average for pending sales is 344.
- April Home Sales in Scottsdale: Sales saw another healthy jump (21.1%) and this is the first time we have seen sales above 450 since last July. The 12 month average for home sales is 391.
This next chart includes additional information on Scottsdale home sales activity .
The top part of the chart tracks sales activity as it relates to the month prior. For instance, as I just noted above, sales were up 21.1% in April over March.
The bottom part of the chart tracks the actual sales prices of homes as compared to their asking prices. In April, buyers on average saw an average discount of 4.8% off of the asking price. This figure has been hovering in the 95% range for many months now.
April was the best month for Scottsdale home sales that we have seen in 2014. Inventory dropped slightly, pending sales stayed strong and sales were the best we have seen in almost a year.
