– Scottsdale Homes for Sale and Home Sales in March 2014 –
The Scottsdale real estate market continue to improve, although at a slower pace than we have seen in the last couple of years.

The chart below tracks real estate activity in Scottsdale over the last 12 months. You will find data on homes for sale, pending home sales as well as completed home sales.

MARCH 2014 RESULTS
- Active Scottsdale Homes for Sale: The number of homes for sale went up slightly over February to 2,400. This is the highest it has been in years. The 12 month average for this figure is 1,790.
- Pending Homes Sales in Scottsdale: Pending sales were up 11.6% at the end of March, which is a good sign. This is slightly ahead of the 12 month average of 357 pending sales.
- March Home Sales in Scottsdale: Sales saw a nice jump over February. Ideally, this number would come in higher as this is the high-season. The 12 month average for sales is 397.

The first section shows how things have been changing on a month-over-month basis for the past year. For instance, home sales in March were up 22.3% over February’s sales.
The second section looks at the relationship between asking price and actual sales price. It gives you an indication of how much of a discount homes are selling for off of list price on average. For instance, in March, buyers saw an average discount off of asking of 4.3%.
March was an OK month for Scottsdale real estate. I would have liked to see more sales activity and pending activity as we are in the high season, but things may improve in April. Also, we will want to keep an eye on inventory as it has been progressively rising.
