Troon Village is a wonderful and sought-after community in North Scottsdale. It is comprised of a variety of smaller neighborhoods on and around Troon Mountain.
You will find Troon Village to the east of Pinnacle Peak and it is home to the private Troon Country Club.
Prospective residents have a variety of real estate options. Seasonal residents are often drawn to the townhomes located close to the country club. Or, for people looking for more room, there are several single family homes and estates available. In addition to the housing options, many of the communities are gated or guard-gated as well.
Below is an overview of Troon Village’s real estate activity through the third quarter of 2013.
TROON VILLAGE HOMES FOR SALE AND PENDING SALES AS OF OCTOBER 21, 2013
As of the today, there are 46 homes on the market. The average list price of these homes is just over $1.4 million.
The most expensive home currently on the market is an estate located on the top of the mountain in the exclusive Artesano enclave. It was built to leverage its incredible city light and Pinnacle Peak views. It has four bedrooms, six and one-half bathrooms and 7,200 square feet. It is listed for $4,250,000.
The least expensive home on the market is listed for $385,000. Located in the Desert Views neighborhood, it is a two bedroom, two bathroom home with 1,508 square feet.
There are currently two pending home sales in Troon Village. The prices range from $700,000 to $1,195,000.
TROON VILLAGE HOME SALES THROUGH Q3 2013
Below is a quarter-by-quarter overview of home sales that have taken place in Troon Village this year.
Troon Village is showing a more level sales pattern than many other Scottsdale golf communities and Scottsdale at large. What we have been seeing elsewhere was a very large sales spike in Q2 and then an equally large drop-off in Q3. In the case of Troon, Q1 was the strongest quarter for sales and sales activity has slowed over the course of the year.
Although average sales price has moved around a little over the quarters, the average price per square foot sold has remained pretty stable during the year.
The lowest-priced sale of 2013 so far was in the Desert Views neighborhood. It had two bedrooms, two bathrooms and 1,509 square feet. The sales price was $355,000.
The highest-priced sale was for $2,219,500. This was for a lovely contemporary home in Troon Highlands Estates with five bedrooms, five and one-half bathrooms and 5,536 square feet.
