In August, we saw the seasonal slowdown reflected in the home sales and pending sales figures. We also saw an uptick in inventory throughout Scottsdale

AUGUST 2013 RESULTS
- Active Scottsdale Homes for Sale: There was a healthy uptick in the number of homes for sale by the end of the month. Some of this can be attributed to the decreased sales activity and that inventory not being absorbed over the course of the month.
- Pending Homes Sales in Scottsdale: Pending sales continued their downward trend, but at not as quick as pace as we saw between June and July. At the end of August, there were 333 homes in pending status.
- Scottsdale Homes Sold: Homes sales dropped off quite a bit (23.1%) from July. This seasonal drop was to be expected as pending numbers at the end of the previous month were significantly lower. The twelve month average for home sales is 439 sales per month.
There are two additional charts below relating to Scottsdale home sales. The top portion looks at the percent of change month-over-month for each of the categories. For instance the number of homes for sale at the end of August was 6.7% higher than it was at the end of July.
The bottom portion looks at what homes sold for relative to their asking prices. In both July and August, buyers, on average, received a 3.6% discount off of asking price.
August 2013 was an uneventful month on the Scottsdale home sales front. Inventory was up by 100 or so units, which was good for buyers, but the seasonal slowdown was evident in the pending sales and sales figures. Based on that, September should be another quiet month as well.
