Scottsdale Lots for Sale – As of September 25, 2013
There were 596 lots for sale as of this date, ranging in price from $49,500 to $12,900,000.
The least expensive lot, listed for $49,500 is a one acre parcel in northeast Scottsdale out toward Rio Verde.
The most expensive parcel’s history is quite interesting. Listed for $12,900,000, this 117 acre property comes with six patented gold claims on the land. It is lcoated in the most northern part of Scottsdale.

Scottsdale Lots Pending Sale – As of September 25, 2013
As of this date, there were 36 residential lots under contract. Their asking prices range from $122,500 to $2,150,000.
Scottsdale Lot Sales for 2013 To-Date
The chart below shows quarterly activity of lot sales in Scottsdale so far this year.
Sales patterns were similar to what we saw in the single-family home market, with the bulk of the sales taking place in Q2 and tapering off in Q3.
We have been seeing average sales prices increase quarter over quarter as well as fewer average discounts off of asking price. However, cumulative days on market has stayed pretty static throughout the year.

As you can see, the bulk of the sales have been in the northern and eastern parts of Scottsdale. This is because these areas have not been fully developed yet and there is still an ample supply of buildable lots.
In the downtown and southern parts of Scottsdale, you will see many fewer lot sales because this area was developed many years ago.
