The Mirabel Club is one of Scottsdale’s most desired communities. It is located on 713 rolling acres in the northern part of Scottsdale and, due to its higher elevation, residents can enjoy slightly cooler temperatures during the warmer months.
There are 350 homesites at Mirabel and homeowners can choose from custom homes or from one of the few production homes located close to the clubhouse and the other wonderful amenities. There are still a number of lots for sale, allowing you to design and build your own dream home.
The centerpiece of the community is the Mirabel Club with its elegant Desert Lodge clubhouse and the 18-hole Tom Fazio golf course. There is also a pool complex, fitness center, tennis complex, dining and more. Golf and social memberships are available, but residents are not required to join the club.
MIRABEL CLUB HOMES FOR SALE AND PENDING SALES AS OF SEPTEMBER 16th
Inventory is very low at Mirabel Club. As of the 16th of September, only four homes were for sale in Mirabel. Asking prices for these homes range from $1,474,900 for a four bedroom, four and one-half bathroom home with 5,383 square feet to $2,995,000 for a four bedroom, four and one-half bathroom home with 6,117 square feet.
As of September 16th, there were two pending home sales that had been listed for $1,300,000 and $1,970,000 respectively.
MIRABEL CLUB HOME SALES YEAR-TO-DATE – THROUGH SEPTEMBER 16, 2013
The chart below looks and quarter-by-quarter home sales in the Mirabel Club this year. Unlike other communities where we saw a spike in sales activity in Q2, sales have been level all year in Mirabel. I would attribute some of this to the limited inventory the community has been experiencing for a while.
Also, unlike other areas, average sales price and cost per square foot sold are not showing a specific trend as the year progresses. Since there are so few homes selling per quarter, these figures are quite impacted by an expensive or inexpensive home sale.
The most expensive home sold to date in 2013 was $2,830,000 for a four bedroom, four and one-half bathroom home with 6,098 square feet. It sold very quickly and for its asking price.
The least expensive home sale of the year so far was $1,100,000. This home was an El Corazon home with three bedrooms, three and one-half bathrooms and 3,130 square feet. It had been listed for $1,195,000.
The Mirabel Club is a very desirable, upscale golf community and the ongoing low inventory is a testament to how many people would like to reside there. Ideally, some more homes will come onto the market in the next couple of months as we head into the season.
