– Scottsdale Homes for Sale and Home Sales in July 2013 –
July was another decent month for home sales in Scottsdale, although we are seeing the anticipated seasonal slowdown in terms of pending sales.

JULY 2013 RESULTS
- Active Scottsdale Homes for Sale: Homes on the market were up by two homes at the end of July. We saw a high of 1,568 in March and since then, it has been trending lower.
- Pending Homes Sales in Scottsdale: Pending sales saw a 21.6% decrease over June to 355. This is to be expected due to seasonality and will affect August’s sales figures.
- Scottsdale Homes Sold: 503 homes sold in July, marking the fifth month in a row that this number has exceeded 500.
The two figures below provide additional information on Scottsdale home sales. The top chart shows how the numbers have been changing month-over-month for the past 12 months. For instance, we saw a 29% increase in sales between February and March, but saw a 4.2% decrease between June and July.
The final section looks at the difference between final sales price and asking price. In July, homebuyers on average saw a 3.6 % discount off of asking price. And, if you look at the trend, the average discount has been getting smaller and smaller as time goes on.
July 2013 was another solid month for Scottsdale home sales. Sales came in above 500 again and inventory stayed stable. However, the marked decrease in pending sales indicates August sales figures will be a bit lower.
