Here are the figures for single-family home sales in Scottsdale, Arizona for the month of September 2012.
This report looks at monthly homes sales over the past 12 months and is broken into three segments:
– Scottsdale homes for sale at the end of September
– Pending homes sales at the end of September
– Homes that sold in September
This first graph shows you the previous year’s worth of active, pending and completed Scottsdale home sales.
This second chart looks at the percentage change in inventory month over month. For example, the number of homes on the market was 5.3% higher in September over August.
Below that is the sales price to list price ratio. This gives you an idea of the average percentage off of asking prices. So, in September, on average buyers saw a 4.5% discount off of the asking price.
September 2012 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: This is the first time we have seen inventory climb since the beginning of the year. The number of homes on the market increased 5.3%. This is good news for buyers who have been facing very restricted inventory.
- Pending Homes Sales in Scottsdale: Pending sales continue their downward trend. Part of this decline can be attributed to fewer homes on the market.
- Scottsdale Homes Sold: Corresponding with the decrease in pending sales we have been seeing, home sales were also down in September to 372, a 14.7% decrease. The last time we saw sales this low was in February 2012.
- Sales Price to List Price: 95.5% – This is more or less where we have been seeing this figure over the past year.
September 2012 was a so so month for Scottsdale home sales. We saw inventory take an upward jump, which was a change after many months of shrinking numbers. Pending home sales continue to shrink, which in turn is impacting home sales results. Based on what I am seeing, October should be another slow sales month. What will be interesting is to see how for sale inventory will do during October.
