Here are July 2012’s results for Scottsdale Arizona home sales.
This report looks at single-family home sales activity on a monthly basis. It covers Scottsdale homes on the market, pending homes sales and completed home sales. In the charts below, you can see how each of these items is performing month-to-month.
This first chart shows an annual snapshot of active, pending and completed Scottsdale home sales between August 2011 and July 2012.
This next chart shows the percentage change month over month. For instance, the number of homes for sale on the market at the end of July was 2.2% lower than it was at the end of June.
Also included in this chart is the sales price to list price ratio. In July, the average discount off of asking price for home buyers was 3.9%.
July 2012 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: Inventory continues to drop every month, although in July it was at a slower pace than what we have been seeing. This is the lowest I have seen inventory since I started tracking these figures in late 2007.
- Pending Homes Sales in Scottsdale: Pending sales were down 6.5% over June. I would attribute this drop to seasonality as well as the smaller number of homes on the market.
- Scottsdale Homes Sold: As pending sales have been tapering off each month, so are the corresponding homes sales the following month. 409 homes sold in July, which puts us roughly on par with where we were in August of 2011.
- Sales Price to List Price: 96.1% – This is the highest we have seen this figure in the past year. That means buyers on average are getting less off of the asking price. Conversely, sellers are selling closer to their asking prices.
The Scottsdale real estate market had an average month in July of 2012. Inventory continues to drop, which is constraining supply. Pending sales were down as were actual home sales. Based on the smaller pending figure at the end of July and the lack of inventory, I anticipate August’s sales figures to be even lower than July’s.
