he Town of Carefree is a wonderful gem tucked away north of Scottsdale and to the east of Cave Creek. It is home to Black Mountain and the world-renowned Boulders Resort and Spa and residents and visitors alike can enjoy all of the charm of small town life, while still having all of the modern amenities.
The town center of Carefree makes you feel like you have gone back in time. Elegant galleries and boutiques are tucked into the shopping area with a good number of restaurants interspersed. One of the top wine stores in the area, AZ Wine, has a large location and frequent tastings. Or you can treat yourself to an authentic tea service at the English Rose Tea Room.
The centerpiece of the town is the Sundial, around which there are year-round events taking place, including Farmers’ Markets, Fine Art & Wine Festivals, pet adoptions and all sorts of holiday celebrations. In short, it seems like there is always something going on in Carefree.
Carefree Arizona Real Estate Market – Through Q2 2012
Below are two charts outlining the homes for sale and home sales activity through the end of June 2012.
The first chart looks at the number of homes on the market at the end of Q2 2012 as well as pending home sales at that time.
The average price of homes on the market is over $1 million. However, if you look at the pending sales, it seems homes toward the lower end of the price spectrum are the ones buyers were focused on.
This second chart looks at home sales in Carefree for 2012 through June 30th.
As you can see, sales activity picked up a bit in Q2, as we saw in many parts of the Valley. The average sales price and average price per square foot were also up in Q2, but some of that may have been helped by the price of the $2.9 million sale that took place during that time.
At this point, homes are selling at an average rate of 9 per month. Based on that, there is about 8.5 months of inventory currently on the market.
Carefree, Arizona is one of my favorite places in the Valley. I enjoy visiting and meeting and supporting the local merchants. The charm of the town, coupled with the incredible beauty of the landscape, make it an excellent place to live.
