Below are April 2012’s results for Scottsdale Arizona homes sales.
This report groups the information into three categories – Active Scottsdale homes on the market, pending home sales and actual home sales in April 2012. It is broken into monthly segments so that you can see the trends have been forming.
This first graphic represents active, pending and actual sales month-by-month over the past year.
This second graphic shows the percentage change between the months and the average sales price to list price percentage for Scottsdale home sales.
April 2012 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: The number of active homes on the market hit the lowest level we have seen in the last year. It was a 10.5% drop over March. This shrinking inventory will cause competition among buyers to increase.
- Pending Homes Sales in Scottsdale: Pending sales were up again, another 10.8% over March. They have been on the upswing since the beginning of the year, which fits with seasonal trends.
- Scottsdale Homes Sold: The number of homes sold was the second highest we have seen over the last 12 months. Based on pending inventory, things look promising for May sales.
- Sales Price to List Price: 95.1% – This is back more in line with what we have been seeing recently.
April 2012 was a standout month for the Scottsdale real estate market. The last time monthly home sales exceeded this amount was June of 2011. We also continued to see a lot of activity in the pending sales area, which bodes well for May. Inventory is down again, which means there will most likely be increased competition among offers, especially in the non-luxury segments.
