Here are November 2011’s results for the Scottsdale AZ real estate market. This analysis looks at single-family Scottsdale homes for sale as well as home sales in Scottsdale on a monthly basis for the past 12 months.
There are three categories of information in this report. They include Scottsdale homes currently on the market, pending home sales in Scottsdale and home sales that closed in November.
November 2011 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: The number of homes on the market was up slightly by 6 homes to 1,782. This is the third month in a row inventory has increased, but it is still below the 12 month average of 2,020.
- Pending Homes Sales in Scottsdale: Pending sales were up 8.2% over October to 449. This is below the 12 month average of 522.
- Scottsdale Homes Sold: Sales were down in November, which was to be expected from the lower pending sales figure we saw in October. 325 homes sold in Scottsdale in November, trailing the 12 month average of 416.
- Sales Price to List Price: 94.7% – This is the highest this has been in the last 12 months, indicating buyers are getting less of a discount off of asking price. This is also the second month in a row where this was in the 94% range.
November 2011 was an average month for Scottsdale AZ home sales. Inventory was more or less flat. Pending sales were up a little, which was nice to see as this should translate into better home sales figures for December.
