Here are the results for Scottsdale home sales for April 2011. This report covers the past 12 months of activity for Scottsdale single-family homes. The information has been divided into three categories – Scottsdale homes for sale, pending home sales and Scottsdale homes sold in April.
April 2011 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: Active homes on the market fell again in April to 2,167 at the end of the month. Inventory has been decreasing month-over-month since the beginning of the year. The 12 month average is 2,556.
- Pending Homes Sales in Scottsdale: Pending sales activity was up again to 616. This is the highest it has been since May of 2010 and is over 100 pending sales ahead of the 12 month average of 512.
- Scottsdale Homes Sold: Home sales saw another jump (11.1%) over March to 481. This is the highest we have seen in the last 12 months and it is higher than any month’s sales I have seen since I started tracking these figures in September of 2007. The 12 month average for home sales is 379.
- Sales Price to List Price: 93.7% – This is pretty standard. For the last 12 months, this figure has been tracking in the 92%-93% range.
April 2011 was an excellent month for Scottsdale Arizona home sales. Sales were the highest we have seen in several years, inventory continues to decrease and pending sales we also up again. And, based on the pending sales figures, it seems that May 2011 will be a good sales month as well.
