– September 2010 Scottsdale Home Sales –
Here are the figures for September 2010 real estate sales in Scottsdale AZ. This monthly report looks at single-family homes for sale in Scottsdale, home sales that are pending and actual home sales.
September 2010 Highlights for Scottsdale AZ Homes for Sale:
- Active Scottsdale Homes for Sale: At the end of September, there were 2,725 single-family homes for sale in Scottsdale. After many months of trending down or staying flat, this number saw a 5% jump month over August’s numbers. The 12 month average for homes on the market is 2,768, so September’s figure is still slightly below the average.
- Pending Homes Sales in Scottsdale: Pending sales were up a little bit (1.6%) over August to 448. The slight uptick is a good sign, although this is still well behind the 12 month average of 523 pending sales.
- Scottsdale Homes Sold: Sales in September were poor. There were only 287 home sales, a 13.6% drop over August, even though pending sales were somewhat strong. This could be based on closings taking longer than usual or a large number of pending sales were cancelled.
September 2010 was another disappointing month for Scottsdale AZ real estate . Home inventory saw an upward jump, although it is still tracking behind the 12 month average. Pending home sales were positive in that we saw another slight increase, but they are still well behind the 12 month average. Home sales were very disappointing and the drop under 300 monthly sales was concerning. Hopefully, the pending sales in the pipeline will help October’s numbers.
Disclaimer: Data and information was pulled from the Arizona Regional MLS (ARMLS) as of 10/1/2010 and can change at any time. The analysis looks at single-family resale homes for sale and home sales in Scottsdale AZ over the last 12 months. There may be new home inventory in these figures if the developer is using the MLS to market its homes.
