Here are the 2010 home sales results for The Boulders in Carefree and Scottsdale, Arizona. The Boulders is a luxury golf community tucked into the foothills of Carefree, Arizona. It is home to the world-famous Boulders Resort and Golden Door Spa and is known for the stunning rock outcroppings that dot the landscape.
This analysis looks at homes for sale and historical home sales activity at The Boulders for 2010. The first chart looks at home sales statistics for Q1, Q2 and year-to-date 2010. The second chart looks at current homes on the market, pending sales and recent home sales activity.
Home sales activity at The Boulders trailed in Q2 over Q1. However, there was an increase in price per square foot for sold homes as well as an increase in the average sales price. Days on market also dropped, but we did see homes going for a larger discount off of asking price.
As you can see, sales activity as dropped off quite significantly in July and August. There has only been one home sale in the last two months. Addiditonally, there are no pending sales, which does not bode well for September home sales.
