Terravita is a charming golf community located in North Scottsdale, just south of the community of Carefree. It is home to 23 different neighborhoods spread over its 823 acres. Homes on the market currently range from $315,000 to $949,000 and floorplan sizes go from about 1,400 square feet up to the 3,800 square foot range.
Here are the 2010 home sales figures for Terravita. The first chart looks at Q1 and Q2 home sales as well as year-to-date activity through August. The second chart looks at current homes on the market and pending home sales at Terravita. It also includes sales figures for July and August.
Homes sales in Terravita really picked up in the second quarter of 2010, more than doubling Q1’s sales. We also saw average sales price and average price per square foot increase quarter over quarter, whereas these figures slipped at many of the other Scottsdale golf communities.
Here are the most current figures for Terravita’s real estate market. Current asking prices for homes range from $315,000 to $949.000. Of the three pending sales, asking prices are skewed toward the lower end of the price spectrum – $270,000-$550,000. What is disappointing is that there were only six homes sales in July and August and with only three pending sales currently, September will also be a lower sales month. So, after experiencing an excellent Q2, it seems Q3 will be a disappointing one for Terravita.
