– Desert Mountain Scottsdale, Arizona – Recap of 2013 Lot Sales and Current Lots for Sale –
I frequently write about homes for sale in the upscale golf community of Desert Mountain located in North Scottsdale, Arizona. In this post, I am going to I look at sales activity for lots within Desert Mountain. As with the homes, lots can be sold with or without an equity golf membership. (Equity memberships are available for purchase through the Desert Mountain Club.)
Current Lots for Sale and Pending Sales
As of January 27, 2014, there were 159 lots for sale within Desert Mountain. The lowest priced lot was $119,900. It was 0.6 acres and was being sold without an equity golf membership. The most expensive lot for sale was 2.49 acre parcel with panoramic views of the valley and the Chiricahua golf course. It was listed for for $1,950,000 and came with a golf membership.
The average asking price for lots was $541,110 and the average lot size for sale came in at around two acres.
As of the same date, two lots were pending sale. They were priced at price $148,000 and $150,000 respectively and neither were being sold with a membership.
2013 Lot Sales in Desert Mountain
Over the course of 2013, seventy-seven lots sold within the community. The lowest priced sale was $85,000 for a 0.47 acre lot in the village of Rose Quartz. It had been priced at $95,000 and transferred via a trade. No membership was included.
The most expensive lot sale in 2013 was for a 1.22 acre parcel with amazing views in the Lost Star village. It had been on the market for over just under 2 months and did not include a membership. The asking price was $1,500,000 and it ultimately sold for $1,366,750.
